The conceptual plan ECO24 (subject to local authority and government agency approvals) proposes a ground floor plus six level commercial structure with an elongated layout and central service core. Three levels of basement parking are planned to provide secure parking ratios that balance tenant demand with sustainability design issues. Change room amenities, lockers and bicycle parking facilities are designed on basement level. The child care operations are to be serviced by a reserved and access controlled parking adjacent to the lift.
Access from Market Street will provide access to the central three lift core area (one servicing the child care space) with convenience retail space (proposed with cafe, news agent, and or printing/SME services) ranging from 34m2 to 36m2. The larger space located at the rear of the proposed building will provide for a corporate long day centre with external soft-fall and play areas located at the rear and east and west of the building.
The levels 1-6 provide a typical floor plate in the order of 1,000m2 with the central core located centrally and allowing for layout flexibility.
ECO24 will be a building representing excellence in environmental performance. This reflects our desire to strive for international best class performance – responding to the community’s high expectations and increasing climate-change awareness. The ECO24 design conforms to the environmental and energy-conserving building standards set by the government and private sectors and will provide tenants with a long term accommodation solution designed to meet all foreseeable green policy requirements. |

As a means of benchmarking the building’s environmental credentials, ECO24 is registered to achieve an excellent standard of Green Star (Office Design V3) Rating through the Green Building Council Australia. The project is also scheduled to a commitment agreement submission with a proposed ABGR (NABERS) energy use rating of at least a 4.5 Stars.
ECO24 is the greenest commercial development currently proposed for the Wollongong area. The building’s performance will support corporate office and SME building tenants to achieve their own company’s sustainability objectives while reducing building-related operational expenses payable by the tenants.
